Stat. § 46:14-2.1(a), which requires individuals signing on behalf of a corporation or other entity to acknowledge that they were authorized to execute the instrument and that it was executed as the act of the entity. The revised notarial certificate adds this required entity-authorization language to applicable New Jersey documents. Following the initial announcement, Docutech clarified that the change applies only when the Notary Block Model Language (FI 143245) is set to "Real Property" and expanded the update to include three additional cooperative loan documents: Cx4986 (Irrevocable Stock Power – COOP), Cx22775 (Cooperative Pledge Agreement), and Cx22776 (Cooperative Loan Recognition Agreement). The Minnesota Prepayment Disclosure at Application (Cx1892) is provided within five business days of application, while the Minnesota Prepayment Disclosure at Closing (Cx1893) is delivered at closing. Both documents disclose when a prepayment penalty may apply and help lenders comply with Minnesota's residential mortgage requirements. The changes help licensed lenders document borrower acknowledgment in accordance with current state regulations. The enhancement ensures the disclosure more accurately reflects applicable loan information while maintaining compliance with Nebraska's net tangible benefit requirements.
