Document Updates

    • On May 27, 2023, Governor Greg Abbott approved Texas Senate Bill 1780 which amends V.T.C.A., Government Code § 406.110(d). This new provision went into effect on January 1, 2024. Docutech has audited documents which print Texas notarial certificates and has updated them accordingly. Read more.
    • After a document library audit, it was discovered that the mortgage loan originator signature requirement in 4 CCR 725-3:5.13 was repealed. As such, Docutech is removing certain signature fields by default when Field 2279 “State Code” = Colorado. These signature fields can be restored if clients so choose. Read more.
    • Docutech is updating our HELOC Deed of Trust – TX (Cx21376) to be more consistent with: 1) the language in Fannie Mae Texas Home Equity Security Instrument (Form 3044.1); 2) the “Applicable Law” paragraph contained in the Texas version of HELOC Agreement (Cx21652); and 3) Texas title company requirements for issuing a Texas Equity Loan Mortgage Endorsement (Form T-42).     • The language in Nev. Admin. Code 645B.235 was updated per Nevada Legislative Counsel Bureau (LCB) File No. R119-19 on November 9, 2023. This language change affects MLD Form 505 “Dual Capacity Borrower Acknowledgment” which is provided by the Nevada Division of Mortgage Lending. To maintain document compliance, Docutech has updated Cx13030 “Nevada Acknowledgment of Dual Capacity” to mirror the language in Nev. Admin. Code 645B.235. Read more.
    • After a document library audit, Docutech has reevaluated its interpretation of Cal. Civ. Code §2955.1(c). Without a specific directive for a lender signature, Docutech is removing certain signature fields in Cx998 “California Earthquake Insurance for Condominiums Disclosure”. Read more.
    • Pursuant to our monthly audit of federal agency forms, we have updated Cx23 “4506 Copy of Tax Form” and Cx7744 “Equal Opportunity Agreement – Form RD 400-1”. Read more.
    • We have recently completed a review of cosigner/guarantor requirements for several states. We determined that many state statutes use the terms cosigner and guarantor nearly synonymously. Therefore, we created Notice to Guarantor forms to print separately for guarantors and print guarantor signature lines when applicable. Read more.
    • On January 31, 2024, Fannie Mae announced that the Model Form for the Texas Deed of Trust (Form 3044) had been revised to correct a typographical error in Paragraph 27 “Release”. This update was pushed to production with the other Texas updates. Read more.
    • We have made some updates to our Missouri HELOC Deed of Trust (Cx1355). Read more.
    • Cx13677 “KY Homeownership Protection Center Notification to Homeowners” has been configured with a generic option for eSign. Read more.
    • A resident homeowner in Georgia is entitled to a homestead exemption on their home and land, if the property is their legal residence and permanent residence, as of January 1 of the taxable year. Following a review of the document and print logic associated with the Cx1016, Docutech has modified that logic slightly to ensure that a copy of the application is generated for each borrower.     • Pursuant to our monthly audit of federal agency forms, we have updated Cx16049 “Application for Assumption Approval” – VA Form 26-6381. Read more.
