Global Mapping Updates

  • Docutech announced an update to how the “Total of Payments” field is calculated on the Closing Disclosure for forgivable loans with no payments. Previously, this field defaulted to $0 when the loan was marked as forgivable and no balloon payment was disclosed. Now, it will instead reflect the “Fee Section D Borrower (or All) Total” value, ensuring better alignment with TILA/TRID disclosure requirements. Read more.

Document Updates

  • Form Cx22293 (“Renovation Contract”) has been revised following an internal audit. Specifically, Article 2 (“Contract Time”) has been updated to align with the Federal National Mortgage Association (Fannie Mae) multistate contract model. Read more.

  • ConformX form Cx15312 (Model A-3/H-3 — Credit Score Disclosure) has been revised to include the 2025 credit-score distribution graphs from Equifax, Experian and TransUnion (which show consumer percentages by score ranges). Read more.
  • Several Florida mortgage and security instrument forms have been updated to include optional language about the nonrecurring intangible tax under Florida Statute §199.145. The new text clarifies whether no additional tax is due (for refinances not exceeding the original balance) or additional tax is due (when the refinance exceeds the original loan). A new field—“Print Florida Nonrecurring Intangible Tax Language Type”—was added to control which version appears. Updates affect forms like Cx25288, Cx26125, Cx476, and Cx1383. Read more.
  • Docutech announced changes to its Louisiana HELOC mortgage form Cx1356 “HELOC Mortgage – LA”: effective November 5, 2025, the wording in the “Granting of Mortgage” section has been updated to include the full legal description of the property (in addition to its address) to help avoid recording rejections.   • On July 16, 2025, the Colorado Board of Mortgage Loan Originators voted to repeal Rule 5.7(b), which required loan originators in Colorado to document a borrower’s reason for a loan in writing. compliance.docutech.com As a result, Docutech will retire form Cx12874 “CO Reason for Loan” (though it will still generate for clients with custom configurations) and the change will take effect on November 4, 2025.   • The CX2775 – Oregon Escrow Account Option Notice form has been updated to refine how the “Escrows Required” checkbox functions. The update introduces indicator FI 32572 (“Impounds Required”) to determine checkbox behavior; when not used, alternate loan-data fields will apply to select the appropriate escrow account option. The enhancement ensures more accurate document generation and alignment with loan data requirements. Read more.
  • The Loan Estimate (CX18565) and Closing Disclosure (CX18566) forms have been updated to improve clarity for construction-to-permanent ARM loans where the construction and permanent interest rates differ. The “Interest Rate” field now displays “Adjusts once starting in mo. [x]”, and the AIR Table reflects more precise month-based timing for first and subsequent changes. Additionally, the term “month” is now abbreviated as “mo.” throughout the forms for consistency. Read more.
  • The update for the VA Form 26‑6393 (cataloged as Cx5533) introduces several changes: it adds a section for the Automated Underwriting System (AUS) used (Box 45b), incorporates borrower credit score and CAIVRS checks, removes the “CRV Data” section, and eliminates the “(Sign in ink)” notation in signature blocks. The changes become effective for loan applications received on or after April 1, 2023 (previously intended for February 1, 2023). Read more.
  • The update to form Cx21376 – HELOC Deed of Trust – TX allows witness signature lines to be suppressed when the field “Print Witness Lines on Security Instrument” (FI 95509) is set to “No”. This change aligns with Texas Property Code § 12.001(b), which permits recording instruments with either two witnesses or acknowledgment before an officer. Read more.

  • The update to form Cx4297 — the Oregon Float or Lock Agreement — incorporates changes from the Oregon Division of Financial Regulation model form, including a new phone number, the addition of their email address in the header, an updated footer date, and minor formatting adjustments.   • Form Cx23, “4506 Copy of Tax Form,” has been revised to match the latest federal model version, updating the version date to September 2025 and making minor formatting adjustments. Read more.
  • Form Cx25299 – “3021 MD Deed of Trust 2021 Security Instrument” – has been updated to revise the “Return To” language in the recording section, aligning it with the Fannie Mae model form. The changes go into effect on October 21, 2025. Read more.
  • Updates to Form Cx14885 (IN Property Tax Benefits) reflect major changes under Indiana’s tax reform laws (SEA 1 & HEA 1427). The updates phase out the Homestead Deduction by 2030, convert Over-65 and Blind/Disabled deductions into credits, increase the Supplemental Homestead Deduction cap, and remove several expired deduction categories. Filing deadlines and application instructions have also been revised. Read more.
  • Form Cx25321—the “3043 TN Deed of Trust 2021” security instrument—and related Tennessee documents have been revised to remove the phrase “in the county in which the Property is located” from Paragraph 26(c) in response to Tennessee House Bill 1127. Read more.
  • The update to document Cx19179 (HELOC MERS Rider) adds optional fields for Beneficiary/Lender on Security Instrument Name (FI 294) and Full Address (FI 15290 — address, city, state, zip). If these optional fields are left blank, the standard “Lender Name” (FI 15360) and “Lender Address [Full]” (FI 15357) or “Lender Mailing Address [Full]” (FI 15358) fields will print by default. Compliance News

  • California’s updated privacy rules under the CCPA introduce new requirements for Automated Decision-Making Technology (ADMT), effective January 1, 2027. ADMT covers systems that process personal information to replace or significantly impact human decision-making. Docutech’s platform does not fall under this definition, as it automates document generation rather than making individual-based decisions. Read more.
